Why Exit Basis exists.

There's a large group of capable people — physicians, attorneys, engineers, business owners — who've done well and want to put their own capital into real estate with real rigor. They don't want a pitch. They want to understand the deal.

The problem is that institutional underwriting — the disciplined, line-by-line way the largest buyers actually price a deal — isn't taught anywhere accessible. The big firms train analysts on the job. MBA programs touch it but cost six figures. And most of the content online exists to recruit you into someone else's syndication, not to teach you to think.

Exit Basis is built by Cole Gandolfo, an acquisitions director at an institutionally backed private-equity real estate firm — the seat that identifies the opportunities, decides what to bid on, and, more importantly, what to walk away from. The firm stays unnamed on purpose; the method is the industry's, and the name on the work is his own. This is the education he wishes existed for the capable people who keep asking how the institutions actually think.

The goal is simple and narrow: make you capable of underwriting a multifamily deal yourself — well enough to buy your own, raise the capital to do it, or place your money into someone else's deal knowing exactly what you're buying. Nothing on the back end except more skill.
